The basics: what mould is, why it appears, and what makes it dangerous.
Mould is a type of microscopic fungus that grows on damp surfaces, releasing tiny spores into the air. In UK homes, the most common species are Cladosporium, Aspergillus, Penicillium and Stachybotrys (black mould). Mould is not just a cleaning issue: it indicates an underlying moisture problem and can pose health risks if left untreated.
Mould grows when humidity stays above 60% for more than 48 hours and there is an organic surface to colonise (plaster, paint, wallpaper, silicone, fabric, wood). The most common causes in London homes are condensation from showering and cooking, leaks from plumbing or roofs, rising damp, poor ventilation, and cold-bridging on external walls.
Yes. Black mould (Stachybotrys chartarum) produces mycotoxins that can cause respiratory issues, headaches, skin irritation and worsening of asthma. Long-term exposure is particularly serious for children, elderly residents, pregnant women and immunocompromised people. Black mould should always be treated by a professional rather than DIY-cleaned, as disturbing it releases spores into the air. Learn about our black mould service →
Mildew is a surface-level form of mould, typically white, grey or yellow, found on damp shower curtains, fabric and paper. It wipes off relatively easily. Mould is more aggressive, typically green, black or brown, grows into surfaces, and requires substrate-level treatment. Both indicate a moisture problem, but mould poses greater health risks and is harder to remove.
London has an unusually high concentration of period housing (Victorian, Edwardian and Georgian terraces) built with single-glazed windows, solid walls and no insulation. Combined with high-density living, busy family use, drying laundry indoors, and a damp climate, this creates ideal conditions for mould. Roughly 1 in 4 London homes show visible mould or damp at any given time.
The most common locations are bathroom ceilings and silicone, behind wardrobes on external walls, around poorly insulated windows, in lofts with inadequate ventilation, in basement or ground-floor flats with rising damp, behind kitchen units, and inside built-in cupboards. Anywhere humidity collects and air circulation is poor is a risk area.
Yes. Long-term exposure to mould spores can cause persistent coughs, wheezing, eye and skin irritation, sinus problems and worsening of asthma. People with weakened immunity, children, elderly residents and those with existing respiratory conditions are at higher risk. If anyone in your household has unexplained respiratory symptoms, mould inspection is a sensible first step.

⚙️ Process & Timing
How a job runs from first call to written aftercare plan.
Most single-room mould removals are completed in 3 to 6 hours. Bathroom-specialist work with silicone replacement takes 4 to 8 hours. Multi-room or whole-property remediation may take 1 to 2 days. ZeroMould provides a clear timeline in every written quote before work starts so you can plan around it.
ZeroMould offers same-day service across all 32 London boroughs. If you call before noon, a technician can usually attend the same afternoon. We operate 7 days a week: Monday to Friday 7am to 8pm, weekends 8am to 6pm. For commercial emergencies, out-of-hours work is also available.
Step 1: Free inspection and fixed written quote. Step 2: HEPA containment of the work zone. Step 3: Substrate-level antimicrobial treatment of all affected surfaces. Step 4: Documentation including before-and-after photos, treatment certificate and written aftercare plan. The whole process is designed to leave your property cleaner than we found it.
In most cases, yes. ZeroMould uses HEPA-filtered containment to isolate the work zone, so the rest of the home stays spore-free. For larger or whole-property remediation, the family may relocate for a few hours. The treated room is typically usable again within 2 to 4 hours of completion.
No. Mould removal is largely a wet-process treatment, not a construction job. There's no drilling, no demolition and no heavy equipment. The HEPA filter unit produces a low fan-noise similar to a vacuum cleaner. Most clients are surprised at how unobtrusive the process is.
ZeroMould's standard service includes mould treatment and surface preparation but not redecoration. If full redecoration is needed (paint, wallpaper, plaster repair), we can quote for it as an add-on or recommend trusted London decorators who understand mould-affected substrates. The treated surface is left ready for paint after a 24-hour drying period.
Yes. ZeroMould operates 7 days a week: Monday to Friday 7am to 8pm, Saturday and Sunday 8am to 6pm. For commercial premises that need out-of-hours work to avoid disruption, evening and overnight slots are also available on request.

🏥 Health & Safety
Safety information for families, children, pets and vulnerable household members.
Yes. ZeroMould uses non-toxic, low-odour antimicrobial agents safe around children, babies, pregnant women, elderly residents and pets. The treated room is typically usable again within 2 to 4 hours of completion. For households with newborns or asthma sufferers, we plan timing carefully and recommend short-term ventilation steps before re-entry.
No. Our antimicrobials are safe around dogs, cats, rabbits, birds and small mammals once dry (typically within 2 to 4 hours). For aquariums and reptiles, we recommend covering the tank during treatment as a precaution and ventilating before uncovering. We've treated thousands of homes with pets without incident.
Yes. If you have unexplained respiratory symptoms, persistent cough, sinus problems, headaches, or worsening asthma in a damp home, see your GP. Mention the mould exposure: there are specific tests for fungal sensitivities. Treating the mould without addressing related health concerns means symptoms may persist.
For small surface patches under one square metre on non-porous surfaces (tiles, glass, plastic), DIY cleaning with appropriate PPE (mask, gloves, goggles) is reasonable. For anything larger, or on porous surfaces (plaster, wallpaper, fabric, silicone), professional treatment is safer and more effective. DIY removal disturbs spores and spreads them through the home.
ZeroMould technicians wear FFP3-rated respirators, full coveralls, gloves and goggles for severe mould treatments. For lighter work, FFP2 masks and gloves are standard. Equipment is replaced or sanitised between properties. Inside the home, HEPA containment isolates the work area so spores don't drift into your living space.
Yes, asthma symptoms commonly worsen in mouldy homes. The Royal College of Paediatrics has linked indoor mould exposure to increased asthma severity in children. If your child has asthma and there's visible mould or damp in the bedroom, it should be a priority for treatment. ZeroMould's family-safe treatments are specifically designed to be appropriate for asthma-sensitive households.

🔑 Landlords & Insurance
Awaab's Law compliance, HHSRS, insurance claims and rental documentation.
Awaab's Law (named after Awaab Ishak) requires social and private landlords in England to investigate and fix damp and mould hazards within statutory timescales: typically 14 days for investigation and prompt action thereafter. Failure to comply can result in claims, council enforcement and reputational damage. ZeroMould provides full Awaab's Law-compliant inspection reports, treatment certificates and HHSRS-compatible documentation for every landlord job. Learn about our landlord service →
Acknowledge the report in writing within 14 days, arrange a professional inspection, and act on the findings without unreasonable delay. Document everything. ZeroMould attends within 1-2 days for landlord inspections, provides a full written report with photographs and root-cause analysis, and ships a treatment certificate suitable for tenant disclosure and council enforcement responses.
Many UK home insurance policies cover mould remediation when it is caused by an insured event such as a burst pipe, roof leak, storm damage or flood. Recurring condensation mould is usually excluded. ZeroMould provides reports with photographs, root-cause analysis and itemised costings, formatted to support insurance claims with most UK insurers.
If a tenant has complained or the council has issued an enforcement notice, an HHSRS-compatible inspection is the standard response. The Housing Health and Safety Rating System rates damp and mould as Category 1 or 2 hazards depending on severity. ZeroMould's reports include HHSRS-compatible scoring and recommendations, accepted by all London councils.
Yes. ZeroMould has specialist experience with offices, restaurants, retail premises, hotels and HMOs. We provide RAMS, COSHH documentation, £5M public liability insurance, and out-of-hours availability so businesses can operate without disruption. Compliance with EHO and HSE requirements is included as standard. Learn about our commercial service →
Every landlord and commercial job ships with: itemised written invoice, treatment certificate signed and dated, before-and-after photographs, root-cause analysis report, HHSRS-compatible scoring, written aftercare plan, and copies of relevant insurance and qualification certificates. 🛠️ DIY & Prevention
What works, what doesn't, and how to keep mould away long-term.
Bleach only removes the surface discolouration of mould: it does not kill the spores below the surface in porous materials like grout, silicone, plaster or wood. Within weeks, the mould bleeds back through. Professional treatment uses penetrating antimicrobial agents that kill the mould at the substrate level.
No. Painting over mould (even with anti-mould paint) only hides the problem temporarily. The spores remain alive in the substrate and bleed back through within weeks or months. Professional removal kills the mould at the root before any redecoration takes place.
Three habits make the biggest difference: (1) Run extractor fans for 20 minutes after every shower or bath, with the door closed. (2) Avoid drying laundry indoors without ventilation: use a tumble dryer, a dehumidifier, or open windows. (3) Wipe condensation off windows in the morning during cold weather. Combined with adequate heating (ideally above 16°C), these prevent the humidity build-up that mould needs.
A dehumidifier helps in chronically damp homes, particularly basement flats, ground-floor properties and rooms with persistent condensation. Look for one rated for the room size, with a built-in humidistat. Aim for 50-55% relative humidity. However, a dehumidifier alone won't fix mould: it manages symptoms, not the underlying cause.
Aim for indoor relative humidity between 40% and 55%. Below 40% feels uncomfortably dry; above 60% creates mould risk. A cheap hygrometer (under £15) helps you monitor levels in different rooms. Bathrooms naturally spike during showers but should drop back below 60% within an hour with adequate extraction.
In summer, yes: natural ventilation and warmer air handle most humidity. In winter, opening windows alone isn't enough because cold air holds less moisture, and you lose expensive heating. Better strategy: short bursts of cross-ventilation (5-10 minutes, twice daily), combined with extractor fans and adequate heating.
Vinegar and tea tree oil have some antifungal properties and may work on light surface mould on non-porous surfaces. However, they don't penetrate porous substrates like grout, silicone or plaster, where most mould lives. For anything beyond a small surface patch, professional treatment is more reliable.
